Why Choose Coras Automation for Automatic Doors in Vancouver?

Choosing an automatic door contractor involves more than selecting an operator. The complete door assembly has to move freely, integrate with the building’s locking and access-control requirements, provide appropriate activation and safety functions, and remain serviceable after installation.

Coras Automation has more than 23 years of hands-on experience with automatic door systems. We work with commercial, institutional and multi-unit residential properties throughout Vancouver and the Lower Mainland, including strata buildings, offices, healthcare facilities, restaurants, schools, retail spaces and community facilities.

Commercial Automatic Door Specialists

Our work includes automatic swing door operators, low-energy applications, accessible washroom systems, touchless activation, safety sensors, electric locking, access-control integration, retrofit projects, modernization and troubleshooting.

We Assess the Complete Door — Not Just the Operator

Before recommending equipment, we consider the condition of the door, hinges or pivots, frame, door balance, clearances, locking hardware, traffic levels, wind exposure, activation requirements and expected use. Correcting a binding or poorly aligned door before automating it can improve reliability and reduce unnecessary stress on the operator.

Designed Around the Building

A strata lobby, medical clinic, restaurant washroom and high-traffic commercial entrance do not have the same operational requirements. We select the operator, activation devices, safety devices and hardware around the actual application rather than applying one standard package to every doorway.

Installation, Commissioning and Long-Term Support

We support customers after installation with automatic door repair, preventative maintenance, operator replacement, accessibility upgrades, troubleshooting, parts replacement and commissioning. Our technicians are trained and certified to perform automatic door inspections where applicable.

Commercial Automatic Door Buyer’s Guide

Choosing the Right Automatic Door System for Your Building

The best automatic door system is not necessarily the largest or most expensive operator. It is the system that matches the door, traffic level, accessibility needs, security requirements and long-term maintenance expectations of the building.

Retrofit or New Entrance?

If the existing door, frame and hinges are in good condition, a retrofit can often add automation without replacing the complete entrance. A new entrance becomes more practical when the existing assembly is damaged, poorly aligned or no longer suitable for the application.

Low-Energy or Full-Power?

Low-energy swing operators are common for accessibility upgrades and controlled pedestrian traffic. Higher-energy systems may require additional safety devices and are selected where traffic volume, door size or operating conditions justify them.

Swing or Sliding?

Swing doors are often the most practical choice for retrofits because they can use an existing opening. Sliding entrances can be excellent for high-traffic locations but typically involve a larger entrance system and different site requirements.

Repair or Replace?

Age alone does not determine whether an operator should be replaced. We consider the mechanical condition of the door, availability of parts, repeat failures, safety performance and the cost of keeping the existing system reliable.

Field InsightA powerful operator is not a substitute for a mechanically sound door. If the door binds, sags or has worn hinges, correcting those problems first can reduce strain on the operator and improve long-term reliability.
Decision Often Best When What to Consider
Retrofit existing door Door and frame are serviceable and the goal is accessibility or convenience. Hinges, closer, clearances, locking hardware, electrical power and activation locations.
Replace operator The entrance is mechanically sound but the existing operator is obsolete, unreliable or unsupported. Parts availability, compatibility with existing accessories and future serviceability.
Replace entrance The door/frame condition is poor or the opening no longer suits the building’s needs. Construction scope, glazing, hardware, electrical work, security and downtime.
Repair existing system The problem is isolated and the operator remains supportable. Root cause, repeat history, parts cost and expected remaining service life.

Not sure what your entrance needs?

Send us clear photos of both sides of the door and a short description of how the entrance is used. We can usually identify the key items that should be assessed before a quotation is prepared. Email Coras Automation.

Troubleshooting & Repair

Common Automatic Door Problems We Diagnose and Repair

Automatic door faults are not always caused by the operator itself. A reliable diagnosis considers the complete door assembly, activation devices, safety devices, locking hardware and the way the entrance is being used.

Door Will Not Open

We check activation devices, operator power, controls, locks, wiring and mechanical resistance to determine why the door is not responding.

Door Will Not Close or Latch

Latch alignment, door position, operator settings, closing hardware and locking components can all prevent a door from returning securely to the closed position.

Door Stops During Travel

Binding, excessive resistance, worn mechanical components, safety inputs or operator faults can cause the door to stop before completing its cycle.

Push Plate or Touchless Switch Failure

Activation issues may involve the switch, receiver, wiring, power supply or the operator input rather than the door operator itself.

Safety Sensor Issues

Presence and safety devices must be positioned, connected and configured correctly so they protect users without unnecessarily preventing normal operation.

Unlocking & Access Control Problems

Automatic doors often need to coordinate with electric strikes, magnetic locks, card readers and access-control systems. We troubleshoot the complete sequence of operation.

Binding or Heavy Doors

Worn hinges, alignment problems, damaged hardware or excessive door resistance can make an operator work harder than intended and can contribute to repeated faults.

Loose Arms & Mechanical Linkage

Operator arms, fasteners and mechanical connections can loosen or wear over time, creating noise, lost motion or inconsistent operation.

Obsolete Automatic Door Operators

When parts are difficult to source or repeated repairs are no longer economical, we can assess modernization or replacement options.

Technical Guide

How a Commercial Automatic Door Works

An automatic door is a system of mechanical, electrical and safety components working together. Understanding the complete cycle makes it easier to diagnose problems and choose the right equipment.

1. Activation
2. Controller
3. Unlock
4. Opening
5. Hold Open
6. Safety Check
7. Closing
8. Latch

Operator & Controller

The operator supplies the mechanical force that moves the door. Its controller manages speed, timing, inputs, safety functions and other programmed behaviour.

Activation Devices

Push plates, touchless switches, motion sensors, access control systems and other devices send a request to open the door.

Safety & Presence Sensors

Depending on the door system and application, safety devices monitor the opening and closing path and help prevent unwanted movement when a person or object is in a protected area.

Locking Hardware

Electric strikes, magnetic locks and other electrified hardware must release in the correct sequence so the operator is not trying to move a locked door.

Door Hardware

Hinges, pivots, closers, exit devices, thresholds and latch hardware all affect how much force is required to move the door and how reliably it closes.

Access Control Integration

Card readers, fobs, intercoms and scheduled access can be integrated so authorized users can unlock and automatically open the entrance in a controlled sequence.

Did you know? When an automatic door opens correctly but will not latch consistently, the cause may be mechanical alignment or locking hardware rather than the operator itself.

Questions Building Owners Commonly Ask

Can I keep the existing door? Often, yes—provided the door, frame and hardware are suitable. Will electrical work be required? Most operators require line-voltage power and may also require low-voltage wiring for activation, locks or access control. Can only one leaf of a double door be automated? In many applications it can, but the complete entrance still needs to be evaluated. Can it work with card access? Yes, automatic operators are commonly integrated with access control and electrified locking hardware.

Planning a retrofit?

For an initial review, send photos showing the complete door from both sides, the header above the door, existing lock hardware and any nearby activation devices.

Avoidable Problems

Common Automatic Door Installation Mistakes

Many reliability problems begin before the operator is ever switched on. A good installation starts with the complete entrance, not just the equipment in the header.

Automating a Binding Door

If a manual door already requires excessive force, automation can hide the symptom while increasing stress on the operator. The mechanical problem should be corrected first.

Ignoring Worn Hinges

Door sag changes clearances, latch alignment and operator geometry. Small hinge problems can create large reliability issues once the door is cycled repeatedly.

Poor Activation Locations

Activation devices need to be located so users can reach and operate them safely without standing in the path of the moving door.

Incorrect Lock Sequence

An operator that begins opening before the lock releases can strain the arm, operator and door hardware and may create intermittent faults.

Skipping Safety Verification

Sensor zones, speeds, timing and other safety-related settings must be verified after installation and after meaningful changes to the door system.

Treating Maintenance as Optional

Fasteners loosen, doors move, hinges wear and sensors can shift. Periodic service helps identify these changes before they become downtime.

Field InsightA door that worked perfectly when it was first installed can change over time. Seasonal movement, building pressure, worn hinges, replacement locks and even floor changes can alter how the entrance behaves. That is why troubleshooting should always begin with the current condition of the complete door assembly.

Preventative Service

Automatic Door Maintenance and Preventative Service

Commercial automatic doors are mechanical systems that can cycle many times throughout the day. Routine service helps identify wear before it becomes a breakdown and can improve door movement, reliability and service life.

What We Check

  • Door movement, alignment and physical resistance
  • Operator arm and mechanical connections
  • Activation switches and touchless devices
  • Presence and safety sensors
  • Opening, closing and hold-open operation
  • Electric strikes, magnetic locks and access-control interfaces
  • Fasteners, wiring and visible wear
  • Door closing and latching performance
  • Operator settings and functional operation

Service Frequency Depends on the Application

The appropriate maintenance interval depends on the daily cycle count, environment, equipment condition and importance of the entrance. A high-traffic main entrance can require more attention than a lightly used interior accessibility door.

Field Insight: A new operator cannot compensate for a door that is physically binding. Worn hinges, misalignment, damaged closers, latch problems or excessive resistance can make an operator work harder than necessary. We inspect the door assembly as part of troubleshooting so the underlying cause is addressed rather than simply replacing electronics.

Should You Repair or Replace an Automatic Door Operator?

Not every failed automatic door needs a new operator. In many cases, a worn component, activation device, sensor, lock interface or door-hardware problem can be repaired. Replacement becomes more practical when equipment is obsolete, major mechanical components are worn, replacement parts are difficult to source, or repeated repairs are approaching the cost of modernization.

Repair May Make Sense When

  • The operator is still supported and parts are available.
  • The fault is isolated to a replaceable component.
  • The door and frame are in good mechanical condition.
  • The system still meets the operational needs of the building.

Replacement or Modernization May Make Sense When

  • The operator is obsolete or unsupported.
  • Multiple major components are failing.
  • The door requires new safety or activation functionality.
  • Repeated service calls are no longer economical.
  • The entrance is being upgraded for accessibility or access control.

We can assess the existing system and provide a practical recommendation based on condition, parts availability, expected service life and project budget.

Equipment Selection

Choosing an Automatic Door Operator and Components

We select equipment by application rather than forcing every project into one product. Door size, traffic, wind, security, available space, required features and long-term serviceability all influence the recommendation.

Equipment Typical Role Selection Considerations
Ditec HA8 / HA9 Commercial swing-door automation and accessibility retrofits. Door size, duty, mounting conditions, required accessories and available space.
Record SimpleSwing 8100 / 8200 Commercial swing-door applications, including larger or more demanding entrances depending on model and configuration. Door weight, traffic level, header arrangement and long-term service requirements.
Dormakaba ED100 / ED250 Commercial and institutional swing-door applications. Door characteristics, environmental conditions, integration requirements and the level of operator performance required.
Camden activation & washroom controls Push plates, touchless activation and barrier-free washroom control sequences. User interface, mounting location, illuminated status, privacy sequence and integration.
BEA sensors Activation and safety/presence sensing for compatible automatic-door applications. Door type, detection zone, environment and applicable safety requirements.
Equipment selection principleThe operator is only one part of the system. Reliable installations depend on compatible activation devices, locking hardware, safety devices, door hardware and correct commissioning.

For more detail, visit our Automatic Door Operators, Ditec HA8 and Dormakaba ED100 / ED250 pages.

Project Planning

What Affects the Cost of an Automatic Door Installation?

Automatic door pricing is site-specific because the operator is only one part of the complete system. The existing door, activation method, locking, safety devices and electrical requirements can all change the scope of work.

Existing Door Condition

Door alignment, hinges, frame condition, existing closer hardware and physical resistance can affect whether the entrance is ready for automation or needs corrective work first.

Operator & Door Type

A single swing door, pair of doors, high-use entrance or specialized application can require different operator capacity and hardware.

Activation Devices

Accessible push plates, touchless switches, sensors and access-control activation each require different components and wiring.

Locking & Security

Electric strikes, magnetic locks, card access and other security functions may need to be coordinated with the automatic operator.

Safety Devices

The required safety and presence devices depend on the application and the way the door is intended to operate.

Electrical & Site Conditions

Available power, cable routes, wall construction, ceiling conditions and access to the work area can affect installation time and project scope.

The Fastest Way to Start a Quote

Email clear photos of the door from both sides, the project address and a short description of how you want the door to operate. We can use that information to determine the next step and whether a site assessment is required.

The Coras Difference

We Assess the Entire Door System

An automatic operator cannot compensate indefinitely for problems elsewhere in the entrance. Our approach is to evaluate how the mechanical door, operator, activation, locking and safety components work together.

Mechanical

  • Door alignment
  • Hinges and pivots
  • Frame condition
  • Closer operation
  • Latch engagement
  • Arm and fasteners

Electrical & Controls

  • Operator power
  • Controller condition
  • Low-voltage wiring
  • Activation inputs
  • Lock interfaces
  • Access control sequence

Safety & Function

  • Sensor operation
  • Opening/closing behaviour
  • Hold-open timing
  • Obstruction response
  • Signage/labels where applicable
  • Overall functional test
Why this mattersReplacing a control board will not fix a door that is dragging on the threshold. Adjusting the operator will not correct a lock that fails to release. Looking at the whole system helps identify the root cause instead of repeatedly treating symptoms.

Commissioning & Handover

Our Automatic Door Commissioning Process

Installation is not complete when the operator is mounted. The system still needs to be configured, tested and documented so the door operates as intended in the actual building environment.

1. Mechanical Review

Verify door alignment, hinges/pivots, arm geometry, closer and latching behaviour.

2. Electrical Review

Confirm power, control wiring, activation devices, locks and integration points.

3. Operator Setup

Configure opening, closing, timing and application-specific operating parameters.

4. Safety Devices

Verify applicable sensors and protected areas through functional testing.

5. Activation

Test push plates, touchless switches, access control requests and other inputs.

6. Lock Sequence

Confirm electrified hardware releases and re-secures in the correct sequence.

7. Final Function Test

Cycle the complete entrance repeatedly and confirm reliable operation under normal use.

8. Documentation

Record commissioning/inspection information where included in the project scope and review operation with the customer.

Coras Automation works with AAADM-certified inspectors and provides automatic-door inspection, commissioning and door reports for applicable installations. Our process also considers applicable BC Building Code accessibility and safety requirements.

Need documentation for a project closeout?

Tell us what the consultant, contractor or property manager requires when requesting the quotation so inspection and commissioning documentation can be included in the project scope.

Automatic Door Commissioning, Inspections and BC Accessibility Requirements

Coras Automation technicians are trained and certified to perform automatic door inspections where applicable. We also provide commissioning and door reports for automatic door installations in Vancouver and the Lower Mainland.

Automatic Door Troubleshooting Decision Guides

These guides are intended to help building staff describe a problem accurately and identify simple external issues. Automatic-door covers, electrical components and safety settings should be serviced by qualified personnel.

Door Will Not Open

1Confirm the entrance is intended to be in automatic mode and that building power is available.
2Try each normal activation device separately. Note whether one works and another does not.
3Observe whether the lock releases, the operator makes any sound, or the door moves slightly.
4If the door remains inoperative, place it in the building’s safe/manual condition as appropriate and request service.

Door Opens but Will Not Close

1Check for people, carts, mats or objects in the doorway or sensor area.
2Confirm an activation device is not stuck or continuously requesting the door to open.
3Note whether the door begins to close and reverses or simply remains open.
4A persistent fault may involve activation, sensing, programming or mechanical resistance and should be diagnosed on site.

Door Reverses or Stops

1Look for an obvious obstruction or contact with the floor, frame, weather stripping or latch.
2Observe whether the problem occurs at the same point in every cycle.
3Note changes in wind, building pressure or recent door-hardware work.
4Repeated reversing can indicate sensor input, excessive resistance or operator settings that require service.

Door Will Not Latch

1Check whether the latch and strike appear aligned when the door is nearly closed.
2Observe whether the door reaches the frame and bounces back or stops short.
3Note whether the issue changes with wind or building pressure.
4Common causes can include alignment, closer/latch adjustment, lock hardware or operator configuration.
Helpful information when calling for serviceSend a short video of the fault, photos of both sides of the door, the operator label if accessible without removing covers, and a description of whether the problem is constant or intermittent. This can help us arrive better prepared.

How much does it cost to install an automatic swing door in BC?
Pricing typically ranges from $2,800 to $6,000 depending on door size, operator type (low energy vs. full power), and accessories like push buttons, sensors, or card readers. We offer free on-site estimates across the Lower Mainland.
Can you retrofit an existing door with an automatic operator?

Yes! Most swing doors can be upgraded with an automatic operator, especially if the frame and hinge are in good condition. Retrofitting is common for strata buildings, washrooms, and office entryways.

What kind of activation options are available?

Common activators include:

Touchless wave sensors
Accessible push plates
Key fob/card access
Mobile phone unlock

Do automatic swing doors require regular maintenance?

Yes. Regular maintenance ensures smooth operation, reduces wear, and helps you stay compliant with accessibility and safety regulations. We recommend semi-annual servicing for commercial doors.

Do you install in strata and apartment buildings?

Yes — we specialize in strata and multi-unit retrofits, including lobby entrances, garbage room access, and barrier-free washrooms.

Are your installations compliant with accessibility standards?

Absolutely. All installations meet or exceed  BC Building Code standards, ensuring safe access for people with mobility aids, walkers, or strollers.

What sensors are used in automatic doors

Infrared motion sensors are used in automatic doors to detect movement.

What is the difference between a motion sensor and a motion detector?

A motion sensor typically refers to the individual component that detects movement, whereas a motion detector refers to the complete system, which may include the sensor itself along with alarms, control panels, and other integrated devices.

How do automatic doors detect people?

Automatic doors can use activation and presence sensors to detect people or objects near the doorway. The exact sensing technology and configuration depend on the door type, operator and safety requirements of the application.

How to fix an automatic door sensor?

Step 1: Identify the Sensor Type
Determine whether the sensor is infrared, microwave, or a combination type. Check the brand and model for compatibility.

Step 2: Purchase a Compatible Replacement
Order the correct sensor from a trusted supplier or your automatic door service provider in Vancouver, BC.

Step 3: Disconnect Power to the Door
For safety, switch off the power supply to the automatic door system before beginning any work.

Step 4: Remove the Existing Sensor
Carefully unscrew or unclip the damaged sensor and disconnect any wiring or mounting components.

Step 5: Install the New Sensor
Mount the new sensor in the same location and reconnect all wiring as per manufacturer instructions.

Step 6: Restore Power and Test
Turn the power back on and test the door to ensure the new sensor is working properly and safely.

Can automatic doors be opened manually?

Automatic doors are widely used in commercial buildings for their convenience, accessibility, and energy-saving benefits. In the event of a power outage or system failure, most automatic doors are designed to be opened manually, ensuring continued access and safety.

How much does it cost to automate a door?

Typically the most cost-effective option, swing door openers range in price from $3,000 to $4,500, making them ideal for budget-conscious installations.

How long do automatic doors last?

With regular maintenance and proper care, a well-installed automatic door can last up to 20 years—making it a smart, long-term investment for your business. To maximize their lifespan and performance, it’s essential to keep your automatic doors properly serviced and maintained.

Do automatic doors work without power?

The automated door remains locked when there is no power—requiring electricity to both lock and unlock. In the event of a power failure, the door will stay securely locked. However, an emergency pull cord allows manual release. Once the cord is pulled, the door can be opened, but it will remain unlocked until power is restored.

Why does my automatic door stop before fully opening?

Partial travel can be caused by physical resistance, operator settings, a mechanical problem, a safety input, power issues or a fault within the operator. The complete door should be checked before adjusting force or replacing parts.

Why does my automatic door open but not unlock?

This usually points to an issue with the electric lock, lock power supply, relay logic, access-control interface or timing between the lock and operator. We troubleshoot both the operator and the related locking controls.

Can an automatic door be connected to access control?

Yes. Automatic operators can often be integrated with card readers, fobs, electric strikes, magnetic locks and other access-control equipment so an authorized credential unlocks and activates the entrance.

Can you add touchless activation to an existing automatic door?

In many applications, yes. Existing push plates can often be supplemented or replaced with compatible touchless activation devices after the operator and control requirements are confirmed.

Why is my automatic door difficult to move manually?

Physical resistance can come from hinges, pivots, alignment, weatherstripping, door closers, thresholds or other hardware. A binding door can place unnecessary load on an automatic operator and should be corrected as part of the repair.

Can you automate a double-door entrance?

Yes. Double-door entrances can be automated in several configurations depending on door size, hardware, traffic flow, locking and accessibility requirements.

Do you service automatic doors in strata buildings?

Yes. We regularly work on strata lobby entrances, common-area doors, parkade and elevator-lobby doors, amenity spaces and accessible washrooms throughout the Lower Mainland.

Can you replace an obsolete automatic door operator?

Yes. We can assess obsolete equipment and recommend a replacement or modernization approach that considers the existing door, arm configuration, activation, safety devices, locks and access-control interface.

What information should I send for an automatic door estimate?

Clear photos of the door from both sides are a useful starting point. Include the site address, door location, what you want the door to do, any access-control requirements and whether the project is a new installation, repair or replacement.

Do you provide automatic door service outside Vancouver?

Yes. Coras Automation services Vancouver and communities throughout the Lower Mainland. See the service-area section on this page for city-specific links and coverage.

What information should I send for an automatic door quote?

Clear photos of the door from both sides, the project address and a short description of how you want the door to operate are a useful starting point. We can then determine what additional information or site assessment is required.

Can an automatic door work with card access?

Yes. Automatic door operators can be integrated with access-control systems so the lock and operator follow the required sequence of operation. The exact design depends on the existing lock, reader, controller and door hardware.

Why does my automatic door stop before it fully opens?

Possible causes include mechanical binding, excessive resistance, safety inputs, operator settings, worn components or control faults. The complete door assembly should be checked rather than assuming the operator itself has failed.

Can you modernize an older automatic door operator?

Often, yes. We assess the condition of the existing door, operator, activation devices and locking hardware, then compare repair, component replacement and full operator modernization options.

Do you service automatic doors in strata buildings?

Yes. We work on automatic entrances and accessibility doors in strata and multi-unit residential properties, including lobby entrances, parkade access, common areas and amenity spaces.

Equipment & Manufacturers

Automatic Door Operators and Components We Work With

Different entrances place different demands on an automatic door system. We work with established commercial automatic-door equipment and select components around the door, traffic level, accessibility requirements, locking and future serviceability.

Ditec

We install and service Ditec automatic door operators, including the Ditec HA8, for commercial entrance and accessibility applications.

Record

Record commercial automatic door equipment is used across a range of swing-door applications, including larger entrance systems and modernization projects.

Dormakaba

We work with Dormakaba automatic-door equipment including ED100 and ED250 operators for commercial and institutional applications.

Camden

Camden activation and control products are commonly used for accessible push plates, touchless activation and barrier-free washroom systems.

Besam & Existing Systems

Existing buildings may contain older equipment from several manufacturers. We assess condition, parts availability and the practical repair or modernization path before recommending replacement.

Complete Door System Approach

The operator must work with the door, hardware, locks, sensors and access control. Our recommendations consider the complete entrance rather than treating the operator as an isolated component.
